PART A – GENERAL WEBSITE TERMS OF USE

For General Visitors, Buyers, Sellers, and Tenants (Non-Agents)

1. Acceptance of Terms

1.1 Agreement. These Terms of Use (“Terms”) govern your access to and use of https://www.sharedspacehub.com/ (the “Platform”, “Website”, or “Service”). The Platform is owned and operated by SharedSpaceHub FZ-LLC, a company registered in the United Arab Emirates.

1.2 Acceptance. By accessing or using the Platform, you agree to be bound by these Terms and the Privacy Policy set out in Part B below. If you do not agree, you must stop using the Platform immediately.

1.3 Separate Agent Terms. Licensed real estate agents are governed by separate Agent Listing and Referral Terms, which prevail where applicable.

2. Nature of Service

2.1 Informational Marketplace. SharedSpaceHub is an online marketing and discovery platform displaying property listings submitted by independent, licensed real estate agents.

2.2 No Verification. We do not verify the accuracy, legality, pricing, or availability of listings. All listing information is provided by third-party agents.

2.3 No Agency or Brokerage. SharedSpaceHub is not a real estate broker, agent, or fiduciary and is not a party to any transaction.

2.4 No Professional Advice. Content on the Platform is provided for general information only and does not constitute legal, financial, investment, or real estate advice.

3. Eligibility and User Obligations

  • You must be at least 18 years old to submit inquiries or use interactive features
  • You agree to use the Platform lawfully and responsibly
  • You must not impersonate others or provide misleading information

4. Prohibited Conduct

You agree not to:

  • Scrape, copy, or extract data using automated tools without permission
  • Attempt to bypass security or access restricted systems
  • Upload malware or harmful code
  • Use the Platform for unauthorized commercial purposes
  • Send spam or unsolicited marketing
  • Disrupt or interfere with Platform functionality

5. User Communications and Content

5.1 User Content. Any inquiries or messages you submit (“User Content”) must be lawful and accurate.

5.2 License. You grant SharedSpaceHub a non-exclusive, royalty-free license to store, process, and transmit User Content solely to operate and improve the Platform.

5.3 Responsibility. You remain solely responsible for your User Content and communications with agents or third parties.

6. Intellectual Property  

6.1 Platform Content. All Platform content (excluding agent listings) is owned by or licensed to SharedSpaceHub FZ-LLC and protected by intellectual property laws.

6.2 Listings. Listing content belongs to the submitting agents and is licensed to the Platform for display only.

6.3 Restrictions. No content may be copied, reused, or redistributed without prior written consent.

7. Disclaimers  

  • The Platform is provided on an “AS IS” and “AS AVAILABLE” basis
  • We do not guarantee accuracy, availability, or uninterrupted access
  • We are not responsible for actions or representations of agents or third parties

8. Limitation of Liability  

To the maximum extent permitted by law, SharedSpaceHub FZ-LLC shall not be liable for indirect, incidental, consequential, or punitive damages arising from your use of the Platform.

9. Indemnification  

You agree to indemnify and hold harmless SharedSpaceHub FZ-LLC from any claims, losses, or liabilities arising from your use of the Platform, violation of these Terms, or disputes with agents or third parties.

10. Suspension and Termination

​We may suspend or terminate your access to the Platform at any time if you violate these Terms or applicable law.

11. Third-Party Links  

The Platform may link to third-party websites. We are not responsible for their content or practices.

12. AI Real Estate Advisor Disclaimer

12.1 AI-Powered Feature. The Platform may include an artificial intelligence–powered feature (the “AI Real Estate Advisor”) that provides automated responses based on user inputs.

12.2 Informational Use Only. The AI Real Estate Advisor is provided for general informational purposes only. It does not constitute legal, financial, investment, or real estate advice and must not be relied upon as a substitute for professional advice.

12.3 No Accuracy Guarantee. AI-generated responses may be incomplete, inaccurate, outdated, or unsuitable for your specific circumstances. SharedSpaceHub makes no representations or warranties regarding the accuracy, reliability, or completeness of AI-generated content.

12.4 User Responsibility. You acknowledge that any decisions made based on AI-generated responses are made at your own discretion and risk. You should independently verify all information before acting upon it.

12.5 No Agency or Representation. Use of the AI Real Estate Advisor does not create an agency relationship, contractual obligation, or representation between you, SharedSpaceHub, or any real estate agent.

12.6 Input Processing. By using the AI Real Estate Advisor, you consent to your inputs being processed by automated systems for the purpose of generating responses and improving the Platform, in accordance with Part B (Privacy Policy).

13. Force Majeure

​We are not liable for delays or failures caused by events beyond our reasonable control.

14. Governing Law and Jurisdiction

These Terms are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts or arbitration centers in the Emirate of Dubai.

15. Changes to Terms

​We may update these Terms at any time. Continued use of the Platform constitutes acceptance of the updated Terms.

​PART B – PRIVACY POLICY


This Privacy Policy explains how SharedSpaceHub FZ-LLC (“we”, “our”, “us”) collects, uses, stores, and protects personal data in accordance with applicable UAE data protection laws.

16. Information We Collect

We may collect the following categories of information:

a) Direct Information

  • Name
  • Email address
  • Phone number
  • Company details
  • Inquiry messages
  • Account registration details

b) Social Login Data (OAuth)

If you choose to register or log in using Google or Meta (Facebook/Instagram), we collect only the information you authorize those platforms to share with us, which may include:

  • Name
  • Email address
  • Profile picture
  • Unique user identifier (UID)

We do not access your passwords.

c) Google Ads Data (For Agents)

If an agent connects their Google Ads account to SharedSpaceHub, we may access certain Google Ads data via secure OAuth authorization on a read-only basis.

This may include:

  • Google Ads account ID
  • Campaign and ad configuration data
  • Campaign performance metrics (clicks, impressions, conversions)
  • Lead form submissions generated via Google Ads campaigns (if enabled by the agent)

Lead form submissions may include:

  • Name
  • Email address
  • Phone number
  • Any additional information voluntarily submitted through the lead form

d) Technical Data

  • IP address
  • Browser type
  • Device information
  • Usage data

e) Cookies

Tracking technologies used for authentication, session management, analytics, and platform functionality.

17. How We Use Personal Data

We use personal data to:

  • Facilitate account creation and authentication via Google or Meta
  • Provide and manage our services
  • Connect users with real estate agents
  • Retrieve and display Google Ads lead submissions within the agent’s CRM
  • Provide campaign performance reporting (read-only access)
  • Communicate regarding inquiries or platform updates
  • Improve platform performance and security

We do not use Google user data or Google Ads data for advertising unrelated to the connecting agent.

18. Google API Services Data Usage Disclosure

SharedSpaceHub FZ-LLC’s use and transfer of information received from Google APIs, including the Google Ads API, will adhere to the Google API Services User Data Policy, including the Limited Use requirements.

Scope of Access

When authorized by a user or agent, we may access:

  • Basic profile information for authentication purposes
  • Google Ads account and campaign data (read-only)
  • Google Ads lead form submissions (where enabled by the agent)

How We Use Google Data

We use Google data solely to:

  • Authenticate users
  • Retrieve and display leads within the agent’s CRM workspace
  • Provide campaign reporting
  • Enable CRM follow-up workflows

We do not:

  • Sell Google user data
  • Share one agent’s Ads or lead data with another agent
  • Use Google data for cross-client benchmarking
  • Use Google data for AI or machine learning model training
  • Use Google data for unrelated advertising or profiling

Read-Only Access

We do not create, edit, modify, or delete campaigns within an agent’s Google Ads account.

Data Controller / Processor Clarification

For Google Ads lead data retrieved on behalf of agents:

  • The connecting agent remains the data controller.
  • SharedSpaceHub acts as a data processor, storing and displaying such data solely to provide CRM functionality.

Data Retention & Revocation

  • Data is retained only as long as necessary to provide services or comply with legal obligations.
  • Agents may revoke Google Ads access at any time via Google Account permissions.
  • Upon account deletion, associated Google data will be deleted or anonymized within a reasonable timeframe.

19. Legal Basis for Processing

We process personal data based on:

  • Your consent (including when you choose to sign in via third-party providers).
  • Performance of a contract (services requested by you).
  • Legitimate business interests (platform security and improvement).
  • Compliance with legal obligations.

20. Data Sharing

We may share personal data with:

  • Real estate agents you contact through the Platform
  • Service providers supporting platform operations
  • Legal or regulatory authorities when required by law

We do not sell personal data.

We do not share Google user data or Google Ads lead data with third parties except as necessary to provide core services or comply with legal obligations.

21. Data Retention

We retain personal data only for as long as necessary to fulfill the purposes outlined in this Policy or as required by law.

If you delete your account, we will delete or anonymize your data, subject to legal retention requirements.

22. Data Security

We implement appropriate technical and organizational measures to protect personal data, including:

  • Encrypted transmission (HTTPS)
  • Secure storage environments
  • Access controls and authentication safeguards
  • Encryption of OAuth tokens

While we strive to protect data, no system can guarantee absolute security.

22. Your Right & Data Deletion

Subject to applicable law, you may:

  • Access, correct, or delete your personal data.
  • Withdraw consent for social login by disconnecting SharedSpaceHub via your Google or Meta security settings.
  • Request Data Deletion: You may request the deletion of data retrieved from Google or Meta by contacting us or following the "Delete Account" instructions in your profile settings.

23. Cookies

We use cookies and similar technologies to:

  • Maintain secure sessions
  • Enable authentication
  • Improve functionality
  • Analyze usage trends

We do not use Google user data obtained via OAuth for advertising tracking purposes.

24. International Data Transfers

Your data may be processed or stored outside your country of residence (including on cloud service providers) where appropriate safeguards are implemented.

24. Changes to This Privacy Policy

We may update this Privacy Policy from time to time. Updates will be posted on the Platform and become effective upon publication.
